Where To Start When Renovating A Home – You’ve got your first home! How now? Why not start with a renovation! Also, you’re not a fan of the kitchen either. Now that begs the question, how do you deal with modifications? Create your own? Hire a contractor? Let’s dive into where to start when remodeling a home.
Sometimes, wanting to remodel something like your bathroom doesn’t mean you want to completely change it. Sometimes you just want to replace the vanity, or maybe the shower and toilet. Establishing what you want to do and leaving any ambiguity will make the process easier at first.
Where To Start When Renovating A Home
When you ask yourself “Where to start when remodeling a home?” many of the ideas you may have for your renovation look great, but it’s important not to get too ahead of yourself. Setting your budget will not only allow you to determine how much you can spend on contractors, but on new decorations, appliances, etc.
How To Plan For A Home Renovation
Your first choice is not always your best choice. It is best to talk to as many contractors as you can and get quotes from all of them. With this, you can tell the contractor “I can’t spend a dollar more than x. What am I getting out of this budget?” Depending on the contractor, you may be able to negotiate the price.
Depending on the size of your renovation, it is possible to do it yourself. Simple things like painting or replacing trim can easily be done in your own time. Granted, there may be a learning curve involved when tackling any type of renovation for the first time. Luckily there are hundreds of resources online to help you with DIY renovations. It’s best to do as much research as possible before deciding whether or not DIY is right for you.
There is always a stigma that goes along with renovations that they almost always take longer than they need to. Indeed this does not always happen, the risk is still there. Regardless, giving the contractor a firm deadline for when the renovations need to be done will add urgency to the project. More often than not people will give a rough timeline of when the project can be done, potentially pushing the project back. Be firm about when you want the project to be finished.

In 2016, we were where you are now: about to make the bold decision to take on a property to renovate.
We fell in love with a 1930s house that magically came on the market in our price range, but we only had a very tight £80,000 to make it our dream home. And it requires ALL THINGS to change. There is no central heating, every wall and ceiling has dated wallpaper on it, and the carpet is so old that it crumbles under our feet!

Over a glass of wine in the evening, I remember sitting on our new top with Neil, talking about the worst things:
We succeeded. And we learned so much during the process. We document every inch of dust, sweat and tears required, here on this blog, including mistakes, to support other first-time remodelers. I then trained to become an interior designer, frustrated by the lack of support available to renovators at the time, and Neil and I now deliver online courses to first-time renovators who want our help planning their projects.
‘ but don’t listen to them. With the right support and if you are smart with money, you can do it! You will make this house your dream home…

Want To Bring An Old Home Into The Modern World? Here’s Where To Start
When Neil and I were looking for our place, we didn’t know at first that it was going to be a renovation. Are you the same? Or do you know it’s the property for a renovation you’re looking for?
We call ourselves reluctant renovators (even now, we’re addicts!) because we had to buy properties to renovate due to rising real estate prices in the Southeast. Our options are:
Option 2 – Buy a house with 60’s decor that needs renovation for around £330K and use the £70K equity to make it our dream home.
We considered our options very carefully, as we always do, and decided we’d rather make the property ‘ours’ than buy it to someone else’s taste and have no money left to redecorate.
How To Finance A Home Renovation
Step 2: You have secured your mortgage and your offer has been accepted. Now excited, but the number problem is like your whole life depends on it!!
In fact, you might think £100,000 is enough to get everything done until you have to double it 😳
Don’t believe Homes Under the Hammer promises that you’ll get a complete 3 bed reno for less than £50,000. It doesn’t happen in today’s world unless you are a contractor doing the work yourself and paying only for materials.
Before we started working with renovators 1-on-1 and in an online format, it was common for people to guess the costs involved and then run out of money when their loft extension or conversion was first fixed.

I will let you in on something. You are more likely to run out of money on the ‘design/finish’ bits, such as lighting, workbenches, kitchens, furniture etc, than the actual renovation work. This confuses me. I have to say. Because the prices for these are all online and available for people to factor into their budget from the word go. But people forget.
Step 3: The evacuation van has been booked. You finally got the key! How now? Get your layout right, and don’t hire an architect until you know you need one!

By any means. I mean, you have to make small and careful progress every day while you have the momentum and the property right in front of you.
Step 4: Hire your architect (if you need one), confirm your interior + exterior plans + submit the necessary planning application
You’ve researched and begun to clarify what you want and need from your superiors, and now you’re ready to implement your ideas -and have them enhanced and drawn by expert minds like architects or interior designers.
Many remodelers choose to build their interior design and exterior plans in stages, but I recommend working holistically if you’re serious about getting your interior layout to flow well with the extra space you’re building or reconfiguring.

Step 5: Select and invite a contractor to quote, agree on cost and start/completion date and wait for any application to be approved
This is arguably one of the most stressful steps in remodeling a home. You are so close, but so far. You have prepared all your plans. You just need to get approval and the right team to implement it for you.
